Asphalt Shingle Roof Area
Slipped or cracked shingles, missing shingles, missing tabs, exposed nails, flashing failure, lack of maintenance, improperly installed shingles.
AirVents & Pipes
Flange sealant failure,shingles around flange/vent needs replacement, puncture, exposed nails, rubber seal dry rotted, lack of maintenance, improperly installed, debris has collected behind pipe forcing water under the shingles,air vent cracked or damaged.
Skylights
Glass sealant failure, cracked glass, shingles around skylight need replacement, skylight flashing failure, lack of maintenance, improperly installed, debris has collected behind skylight forcing water under the shingles.
Wall Flashing
Missing, puncture, lack of maintenance, improperly installed.
Ventillation
We will check for adequate roof,gable,soffit, & ridge venting.
Rotted Wood
Water damage, insects, exposed to elements.
Roof Valleys
Shingles in valley need replacement, puncture, clogged with debris causing the water to back up under the shingles, missing shingles near the valley,shingle tip not removed. Signs of ice damming.
Gutter and Downspout
Clogged downspout, loose gutter spikes or hangers,clogged gutters.
Chimneys
Flashing failure, missing joint mortar, missing mortar cap, debris has collected behind chimney forcing water under the shingles.
